Vakeel means "the one who acts for you". On a renovation, that is what we are: an independent engineer on your side who checks the price, watches the work and holds the money until it's verified.

Vakeel never designs, builds or supplies on a project it represents. Neither does any related company. The only thing we sell is being on your side.

No commission. Ever.

Vakeel's agreement is short on purpose. It says what we do, what we don't, what you pay, and how either of us can walk away. No lock-in, no percentage, no small print about extension fees.

We observe, review and recommendVakeel is not the contractor, the designer, the engineer of record or a certifying authority. They stay responsible for their work; we make sure you can see it.

Owner's representative services agreement
Schedule 1 · Villa 27, Jumeirah Park

1 · Parties and project

The Owner appoints Vakeel to provide independent owner's representative services for the renovation at the property named in Schedule 1.

2 · What Vakeel does

2.1
Attend, observe, review, verify to the extent practicable, report and recommend in the Owner's interest.
2.2
Vakeel does not design, build, supply, supervise continuously or certify. Contractors, designers and consultants remain responsible for their own work.

3 · Independence

3.1
Vakeel accepts no commission, referral fee, rebate or undisclosed margin from any contractor, subcontractor, consultant or supplier on the project.
3.2
Vakeel and any related company shall not tender for, contract for or perform works on the project. The Owner acknowledges the founder's interest in a Dubai fit-out contractor, which is barred from the Vakeel panel.

4 · Fees

4.1
Package: Guardian, AED 15,000 per month. Modules per Schedule 2. Invoiced monthly in advance; VAT at the UAE rate.
4.2
Months beyond the agreed programme are billed at the Watch rate of AED 5,000. No additional service is charged without the Owner's prior written approval.

5 · Term and termination

5.1
Month to month. Either party may end the agreement on 14 days' written notice. Fees are due only for services performed to the effective date.

6 · Verified, records and cameras

6.1
"Verified" means seen, measured or tested by a Vakeel representative at the time, with a record kept. It is not a warranty of any party's work.
6.2
Project records, photographs and camera footage belong to the Owner and are retained for the defects period plus five years.

7 · Liability and law

7.1
Vakeel performs the services with reasonable skill and care and carries professional indemnity insurance. Laws of the UAE as applied in Dubai; disputes first by senior discussion, then as set out in the full agreement.

What does Vakeel actually do?

Vakeel works only for the owner. A registered engineer visits your site, verifies progress and concealed works, checks every payment application and variation, and records it all on a dashboard you open anywhere. We observe, review and recommend; the contractor stays responsible for building.

Do you build or design?

No. Vakeel never designs, builds, supplies or takes a commission from anyone who does. Contractors pay a flat annual fee to be verified on our panel and nothing when they win.

What is the free quote check?

Send us up to three contractor quotes. Within 48 hours an engineer returns a written verdict: what is missing, what is high, what is low and what is excluded, measured against real Dubai rates. If you have no quote yet, the free scan does the same job from the other end: walk your property with your phone and get a floor plan, a condition record and a target cost range.

What does it cost?

A monthly subscription for the length of your build: Watch from AED 5,000 a month, Guardian AED 15,000, Principal AED 25,000, plus only the modules you put in your tray. Cancel any month. Overrun months are billed at the Watch rate whatever your tier.

I live outside the UAE. Does this work for me?

It was designed for you: verified photos before anything is covered, live cameras, decisions with a recommendation and a deadline, and a weekly call in your time zone with the absent-owner module.

Is Vakeel connected to a contractor?

Vakeel's founder also owns a Dubai fit-out contractor. It is barred from the Vakeel panel and never sees a Vakeel tender, and every agreement says so. What the connection gives Vakeel is fifteen years of real Dubai cost data, used for owners.
