Why monthly and not a percentage of the contract?
A percentage locks a fee in before anyone has seen the site and puts a large sum on appointment. Monthly means you pay for the months you are building, you can start at AED 5,000, and you can cancel any month. A AED 6M villa on Principal for twelve months lands at AED 300,000, which is what the market pays boutique representatives today, but the same product on a AED 900,000 refresh is AED 5,000 a month.
What happens if my contractor runs late?
Months beyond the agreed programme, where the delay is not caused by you, are billed at the Watch rate of AED 5,000 whatever your package. A late build should never earn us more.
Can I change package mid-project?
Yes, at any month end. Most owners start on Watch or Guardian and step up when the contract is signed or the concealed works begin.
What is included in every package?
The owner dashboard on web, iPad and iPhone, the project record, payment application review, documents and approvals register, notifications and Ask Vakeel. Site visits, inspections, positions and modules scale with the package.
Are there any other charges?
Only what is in your tray: one-off modules such as the brief, approvals handling or a levelled tender, invoiced when instructed and never without your written approval. VAT applies at the UAE rate.
Do contractors pay you when they win?
Never. Panel contractors pay a flat annual verification fee. There is no commission, referral fee, rebate or margin on any award, purchase or variation, and your agreement says so.
